Webinar on Financing and Operating Affordable Housing for Extremely Low Income Households — Originally aired August 15, 2016

This is a webinar for advocates and developers on options and considerations related to financing and operating affordable housing for extremely low income (ELI) households - those with incomes at or below 30% of the area median income. Developing rental units affordable to ELI households without relying on vouchers can be very challenging. NLIHC’s national Housing Trust Fund (HTF) Developer Advisory Group recently published two briefs on strategies for funding ELI housing and on options and considerations related to using operating assistance and operating assistance reserves for HTF projects to achieve 30-year ELI affordability without depending on vouchers. HTF requires that at least 80% of a state’s allocation must be used to produce, rehabilitate, or preserve rental housing, that 100% of a state’s allocation in 2016 must benefit ELI households, and that HTF-assisted units must remain affordable for at least 30 years. Learn how this can be accomplished and what the pitfalls are.

Out of Reach 2017: The High Cost of Housing — Originally Aired June 9, 2017

NLIHC’s annual report, Out of Reach, documents the gap between renters’ wages and the cost of rental housing. The report’s Housing Wage is the hourly wage a full-time worker must earn to afford a modest and safe rental home without spending more than 30% of his or her income on housing costs. It is based on HUD’s Fair Market Rent (FMR), which is an estimate of what a family moving today can expect to pay for a modest rental home in the area. This year’s Housing Wage clearly indicates that housing costs are too high for low-wage workers.  

This webinar was presented to members to as an opportunity to ask the authors questions about the methodology and data.

Alignment ReportThe Alignment Project: Aligning Federal Low Income Housing Programs with Housing Need — Originally Aired January 14, 2014

NLIHC undertook the Alignment Project in order to gain a better understanding of how existing federal housing resources are being used and to learn how those existing resources might be better aligned with the need for housing among ELI households. A series of research reports and policy recommendations will result from the Alignment Project.

The first product of this project is the report, Aligning Federal Low Income Housing Programs with Housing Need, released in December 2014. In the webinar held on January 14, 2015, NLIHC Research Director, Megan Bolton, discussed the primary findings from this report. Shannon Nazworth, Executive Director of Ability Housing of Northeast Florida then discussed some of the strategies her organization uses to develop housing for extremely low income households. One of the properties developed by Ability Housing was a featured case study in NLIHC’s report. Also presenting on the webinar was Ann O’Hara, co-founder of the Technical Assistance Collaborative, Inc. (TAC). TAC is finishing up a report on innovative permanent supportive housing financing strategies being employed by a few state housing finance agencies. Ms. O’Hara provided an overview of these models and discussed how they might inform future National Housing Trust Fund strategies. Sheila Crowley, NLIHC President and CEO wrapped up the webinar with a discussion of NLIHC’s conclusions and recommendations based on finding from the report.   

Our Homes, Our VotesVOTER ENGAGEMENT WEBINARS

In order to further support organizations engaging voters for the 2018 elections, NLIHC is partnering with experts in the field of voter engagement to provide a series of webinars. The webinars cover the process of Voterization in sequential order. Throughout 2018 election season, NLIHC will offer webinars and resources to train advocates and service providers on how to carry out non-partisan voter engagement efforts with low income residents and their allies.

Mobilization: Getting Out the Vote — Originally Aired Thursday, September 15, 2016

The final webinar in NLIHC’s 2016 Voterization series is “Mobilization: Getting Out the Vote.” The webinar will be held on Thursday, September 15 at 2:00 pm ET and will provide attendees with the essential elements of an effective Get Out the Vote (GOTV) effort. Topics will include effective methods of reminding voters of polling locations and times, coordinating ride services to polling locations, preparing for accessibility concerns, and assigning key roles and responsibilities to volunteers on Election Day. The webinar will also discuss best practices for early and absentee voting.

Registering and educating voters will make a difference only if voters actually turn out to the polls. A strong voter turnout by low income renters in the high-stakes 2016 election is essential to making affordable housing a high priority for policy makers. Learn how to make that happen; closed captioning will be provided. There will be ample time for attendees to share thoughts and experiences and to ask questions of the presenters.

Understanding and Overcoming the Challenges of Voter Registration — Originally aired on Wednesday, February 17, 2016   

NLIHC is offering a series of Voterization webinars in the coming months to train advocates and service providers on how to carry out effective voter engagement efforts. Voterization refers to non-partisan voter registration, voter education, and get-out-the-vote activities carried out by housing and homeless service providers to engage their residents and clients in the democratic process. Strong participation by low income residents to make affordable housing a priority in the 2016 presidential election is of the utmost importance.

This presentation provides background information on the importance of voting and discuss the rules governing voter registration efforts of 501(c)(3) organizations. The webinar will review the NLIHC Voterization plan and provide tips, best practices, and resources available for voter registration drives. The session will also explore some of the challenges presented by recent voter suppression efforts.
